Launching a real estate project: a 5-stage marketing playbook

October 24, 2026

Real estate buyers don’t decide in one click. They compare locations, developers, payment plans and delivery dates, often for weeks. That is why a project launch can’t be just “run some ads and wait for calls”. The launches that sell well are planned as a sequence, where every stage prepares the next one.

Here is the five-stage playbook we use with developers and brokerage companies.

Stage 1: Positioning before promotion

Before any design work, answer one question clearly: why should a buyer choose this project over the three others they are considering? It might be the location, the payment plan, the developer’s track record, the amenities or the price per meter. Then define who the buyer is — first home, upgrade, investment, or buyers living abroad — because each group cares about different things.

Stage 2: Sales materials that answer questions

Buyers want to see before they visit. Prepare:

  • A project identity that looks professional and consistent everywhere
  • 3D renders and a short walkthrough or drone video
  • A brochure with unit types, areas, payment plans and the delivery date
  • A location map that shows travel times to key places
  • A one-page sales kit your team can send on WhatsApp in seconds

Stage 3: A landing page that filters, not just collects

Send ad traffic to a dedicated page for the project, not to a general website. Keep the form short, but add one or two questions that help your sales team prioritise — preferred unit type, budget range or purchase timeline. Fewer leads that are genuinely interested are worth more than a long list of numbers that never answer.

Stage 4: The launch campaign

A strong launch usually runs in three layers at the same time:

  • Awareness: video and visuals that introduce the project to the right areas and audiences
  • Lead generation: lead forms and landing-page campaigns with a clear offer, such as launch prices or an extended payment plan
  • Retargeting: reminders for people who watched the video, visited the page or opened the form but didn’t finish

Search ads also matter: people searching for the area or the developer’s name are already in buying mode.

Stage 5: Lead handling and measurement

This is where most launches lose money. Every lead should go straight into a CRM, be assigned to a salesperson, and receive a call or WhatsApp message as soon as possible. Give the team a short script and the sales kit, and record the result of every call.

Then measure the number that matters: cost per qualified lead — and, later, cost per site visit and per reservation — instead of only cost per lead. A cheap lead that never answers is not cheap.

After the launch: keep building trust

Construction updates, delivery milestones, customer testimonials and events keep the project visible and reassure buyers who are still deciding. Consistent content after launch often brings in the second wave of sales.

Mistakes to avoid

  • Starting ads before the sales team and materials are ready
  • Sending traffic to a slow or generic website
  • Judging the campaign by the number of leads instead of their quality
  • Leaving leads unanswered for hours or days
